Two residential-cum-commercial sites at Slim Barracks Rise in Buona Vista were sold by URA. Both are 99-year leasehold sites. Blossoms By The Park is land parcel A, which spans 7,957 square metres (sq m) or 85,648.4 square feet (sq ft) fetched a top bid of $320.1 million or about $1,245.7 per square foot per plot ratio (psf ppr). News.

The top bid came from EL Development. It was 1.27 per cent higher than the second highest bid of S$316.1 million or about $1,230.2 psf ppr by Gao Xiuhua, one of the owners of Kingsford Development.

Meanwhile, the 5,936.6 sq m or 63,901 sq ft land parcel B, fetched a top bid of $162.4 million or $1,210.1 psf ppr from Gao Xiuhua.

        Former Flynn Park sold en bloc for S$371m to Hoi Hup-Sunway joint venture

        Terra Hill is former Flynn Park in Pasir Panjang which has been sold for S$371 million to a joint venture between Hoi Hup Realty and Sunway Developments on 10 Sept 2021. 

        The sale price works out to approximately S$1,355 per plot ratio (ppr), which exceeds the S$365 million reserve price or S$1,284 ppr when the property was launched for sale by public tender on July 28. (The development’s first attempt at an en bloc sale in June 2018 ended without a buyer.)

        Including 7 per cent bonus balconies, the land price works out to approximately S$1,318 ppr.

        Terra Hill is located along Yew Siang Road off West Coast Highway, former Flynn Park comprises 72 apartments and sits on 208,443 square feet of freehold land. It is about 350m from Pasir Panjang MRT station and is near landmarks like Mapletree’s business park and Sentosa, as well as amenities such as Pasir Panjang Food Centre and VivoCity.

        Based on the Urban Redevelopment Authority’s 2019 Master Plan, the site is zoned “residential” with a plot ratio of 1.4.

        Hoi Hup Realty and Sunway Developments won the Terra Hill (former Flynn Park Condo) with a bid of $371 million. The price translates to a land rate of $1,355 psf per plot ratio (psf ppr). If the 7% bonus balconies were included in the gross floor area (GFA), the land rate will work out to $1,318 psf ppr. The price takes into consideration the development charge of about $24 million to increase the plot ratio to 1.4 under the URA Master Plan 2019. An additional $16 million development charge is payable for the additional 7% bonus GFA.

                          “We are pleased to achieve the highest bid for Lentor Hills Road Parcel A,” says a spokesperson of Hong Leong Holdings. “We plan to build a 600-unit residential development where residents will benefit from the convenience of amenities nearby.” Having Lentor MRT station located across the road “will add to the site’s overall appeal to buyers,” adds the spokesperson.

                          The Lentor Hills Estate is designed to be a sustainable and pedestrian-friendly neighbourhood in the future.                                       AMO Residence is 99-year leasehold private housing site in Ang Mo Kio Rise, sited opposite the Bishan-Ang Mo Kio Park. The site at Ang Mo Kio Avenue 1 attracted 15 bids and the top bid of $381.38 million ($1,118 psf per plot ratio) was submitted by United Venture Development, a 60:20:20 joint venture (JV) between UOL Group, Singapore Land Group, and Kheng Leong.

                                      The JV partners will develop a 24- or 25-storey project of 372 units, capitalising on the unblocked views towards Bishan-Ang Mo Kio Park and Lower Pierce Reservoir Park. “It is a timely replenishment for our landbank, given that Avenue South Residence and Clavon are more than 65% and 80% sold respectively,” says Jesline Goh, UOL chief investment and asset officer.

                                      AMO Residence will benefit from its proximity to Mayflower MRT station on the Thomson-East Coast Line which is slated to open in later this year. This optimistic top bid comes in above expectations, and at $1,118 psf ppr, the possible selling price for the residential units here when ready to launch could start from $2,000 psf to $2,100 psf.

                                      Apart from being in a popular residential town complete with strong amenities, the site will be able to ride on the nearby Mayflower MRT station, which is due to open this year. Good schools like CHIJ Saint Nicholas Girls’ School and Ai Tong School are also in the vicinity.
